Site Visit 22.07.13

 Steps to winders on first flight from ground floor- remedial action required- flex to tread

 Partitions uncovered- chimney breast/ joinery revealed. SH.2.02

 SH.2.02- high level- chimney capped

 SH.2.01- Joinery/ fireplace revealed. No grate/ surround.

 Tank removed to loft space. Instruction still to be raised regarding this item

 SH.2.06- partition removed- joinery/ fireplace revealed. Again no grate/ surround. Joinery incomplete

 Partition and door to be removed pending new partition forming store SH.2.05

 Shelving moved to SH.G.01 revealing damage to wall. B&H to make good/ redec.

EW.02.02- Roof dormers- frames rotten. Status for rebuilding to be checked with B&H regarding cost/ Conservation regarding approach and AIS regarding performance (insulation etc.)

Site Visit 11.07.13

 Bikes to be removed from SH.G.17 external courtyard

 Any important notices to be removed prior to Bolt & Heeks removal of boards in corridors.

  Shelving to be removed from SH.G.07, Common Secretaries Office

Ceiling to SH.1.05 has layers of redundant finishes including polystyrene tiles. B&H to remove loose surfaces. Heavy replastering to ceiling required.

 Cornice to ceiling is still intact beneath ceiling finishes.Cornice to be uncovered and restored.

 Roof tiles have been found behind plaster along spine wall between SH.1.05 & SH.1.06

 Stress UK works have left the Bressumer beam brickwork exposed. CVA to establish whether any further works will be required internally.

Removal of fire lining to cupboard to SH.1.04 has revealed door does not have paneling. CVA proposed replacing door and fixing cornice. Conservation officer to be consulted.

 Timber containment to be repaired in SH.1.02

 Steel support to cupboard in SH.1.02 to be retained.

 Skirting to be replaced to prevent heat loss. CVA to instruct.

 Boxing in to services in SH.1.02 has been removed.

 High level tank to flank wall to be removed. B&H to cost.

B&H have assessed existing clay roof tiles and found that there will only be enough for the front elevation. B&H expect to purchase tiles for the back elevation in addition to the new tiles specified for the valley. B&H have provided a sample reclaimed tile for CVA review. CVA to bring specified Keymer sample to site for comparison. Both to be presented to conservation officer for discussion.

 Existing lead flashing to north flank wall is in good condition.

 Dormers to east roof are roofed in asphalt.

 Lead to south east flank wall requires replacement as specified.

 East valley roof has newer tiles which are in good condition.

 West valley roof tiles are in poor condition

 Chimney scaffold has been erected.
 Render to valley end wall is to be removed and brickwork repaired.

 North east chimney to be repointed and repaired.

 Copings to end walls to be replaced.

 South east chimney to be repointed and repaired.

 South west chimney to be repointed and repaired.

 Dormer roofs to front elevation are covered in lead as apposed to Zinc as originally thought.

 South east chimney requires reflaunching and rebedding.

 Dormer roofs to back elevation are covered in asphalt.

 Lead hopper to parapet gutter to be cleared and reused.
 
 Lead flashing to redundant chute outlet to be removed.

 Copings to flank wall to be replaced. Redundant soil pipe to be removed.

 
 Soil pipe currently runs to neighboring roof and runs through parapet. Opening to be blocked up after removal.

 Soil pipe is directed through parapet cornice. Lead to cornice in good condition. Opening to be reused for rain water pipe as specified.

 Parapet gutter to be relined in asphalt. Asphalt costs high due to equipment hire and high level working. CVA to request cost for lining in lead.

Dormers in poor condition on close inspection. Lead work to dormers to be re-designed to prevent water damage after refurbishment works. Drip detail and front flashings required. CVA to discuss with lead subcontractor.
