Site Visit 21.08.13

HRW confirmed connection detail to timber beam at ground floor and first floor prior to padstone installation. Ground floor - beam to be cut and steel installed with plate connections to timber. First floor - pad stone lowered and steel installed below timber with packers to joists.

 

Strengthening works to archive floor are underway. Existing conduit to be traced and removed if redundant. B&H to confirm. 

Joist dimensions not as per HRW drawing. HRW to confirm implications of undersized joist.

Where existing joists are warped, new joists are to be installed to align with lowest point of top of existing joist.
 

 Opening blocked in to SH.1.05 using blockwork.

 Ties to external wall and floor joists in SH.1.01 have been installed as per HRW alternative detail.

 Floorboards relaid for health and safety reasons. To be refixed along with skirting.

 Joinery to Level 2 has been damaged during site works.

 Padstone to central valley steel was discussed. Parapet wall not as deep as assumed. HRW to issue alternative detail.

Dormers have been removed, rafter condition inspected.

Condition to stud partition timbers has been assessed. All are to be retained and treated for wood rot.

Crack to spine wall where wall plate has come apart. Replacement of wall plate to prevent further creep.

Bolt & Heeks have provided sample lime based mortar to be used for re-pointing within brick repair works. Shown in central 3 successive bricks. Conservation to comment. Please note: Brick arises to be visible as per previous conservation comments.

 B&H to investigate removal of partition prop as per demolition scope.

 Sash to EW.02.05 has been repaired as scheduled. B&H to provide costs.

Ceiling lining to SH.02.10 to be inspected. CVA to consult with school if lining does not comply with building regulations.

Site Visit 16.08.13

 Damp to carpet in SH.G.16 was investigated. Appears to be roof overflow. B&H to monitor during fair weather.

 Pad stone to steel in basement installed. Stone supported by engineering bricks and replacement bricks to spine wall.

Opening to basement wall created to allow material to be removed from basement during damp proofing works. Opening temporarily blocked.

Enabling works to be undertaken prior to second pad stone being installed in basement. Redundant pipe to be removed.

 Re-plastering required where partition removed in SH.G.04. Door architrave to be made good.

 Re-pairs to banister required where partition removed in SH.G.04. Sliced banister to be replaced to match existing.

 Window repairs to SH.1.02 are underway. Sashes are being made operable.

 Cornice to ceiling to be removed prior to lining of ceiling in plasterboard.

 Hardboard to fireplace has been removed. Re plastering to be carried out in cement bonded plaster. New timber fireplace surround to be specified by CVA.

 Dormers have been removed at Level 2.

  

 Internal partitions have been stripped where in poor condition.

 Banister to stair has been damaged. Repair to form part of refurbishment works.

 Spine wall has been stripped to allow for replastering.

 Existing brickwork was surveyed for mortar mix, colour and pointing.

 Downpipe to be removed. Penetration through parapet cornice to be reused for new parapet gutter outlet.

 Gutter board to lead chute has been stripped.

 Brickwork to flank wall parapet is in poor condition. To be removed to allow pad stone and steel to be inserted.

Opening to front wall to basement to allow material to be removed as part of damp proofing works.

Structural Queries 16.08.13

Opening up for west pad stone for steel in SH.G.07 has revealed 100m timber beam below bottom of floor joists. This will not allow steel to be installed in proposed location. HRW to advise.

Opening up to floor in SH.1.01 to allow installation of floor ties have revealed 3 existing steel ties.
 

Two ties are located below each window on the west facade and connect the perimeter floor joist with the masonry wall.

At joist level, the perimeter wall is masonry. Proposed ties to floor joists will require revised proposal for connection to perimeter wall. 

 

 The third existing tie runs north to south on the east side of the perimeter floor joist.
