Site Visit 08.08.13

SH.1.05 - Ceiling currently plastered with two methods. Loose lime plaster to ceiling to be removed and lath condition to be inspected.


Areas of intact bonding plaster to be retained where in good condition

Ditto - B&H suggested that cornice is temporarily removed, repaired and replaced to allow ceiling to be lined in plasterboard. B&H to reveal lath to enable CVA to establish possibility of reusing lath as per conservation officer request.


Timber rail within masonry wall may cause rot problems if left. B&H suggest removing prior to re plastering works.

SH.1.06 Loose lime plaster to north wall to be removed and lath condition to be inspected.

Ditto - Exposed areas of lath are in poor condition. To be inspected by plastering subcontractor.

SH.1.06 Timber panelling to south wall to be opened up to reveal structure behind. CVA propose plasterboard is fitted in replacement. 

Ditto - panelling to be removed if possible to allow plasterboard to sit behind skirting face.

Plaster at Level 2 is loose and will require removal on spine wall. Replastering to be priced and instructed as a separate package after major steel works are complete to valley.

CVA propose walls are stripped to lath where plaster is lose to allow for inspection. Plasterboard to be used where lath cannot support new lime plaster.

Gutter wall plate packed above spine wall with cement mix.

Existing dormer roof build up makes no allowance for ventilation to lead to roofs

B&H to confirm whether removal of material from basement will require opening to front facade. B&H suggest existing blocked in opening.

Existing RWP to parapet gutter and bay window roof.

Proposed location for new valley gutter gulley and drainage connection. Manhole located within 1m
