Ceiling to SH.1.05 has layers of redundant finishes including polystyrene tiles. B&H to remove loose surfaces. Heavy replastering to ceiling required.

Roof tiles have been found behind plaster along spine wall between SH.1.05 & SH.1.06

Stress UK works have left the Bressumer beam brickwork exposed. CVA to establish whether any further works will be required internally.
Removal of fire lining to cupboard to SH.1.04 has revealed door does not have paneling. CVA proposed replacing door and fixing cornice. Conservation officer to be consulted.
Timber containment to be repaired in SH.1.02
Steel support to cupboard in SH.1.02 to be retained.
Skirting to be replaced to prevent heat loss. CVA to instruct.
Boxing in to services in SH.1.02 has been removed.
High level tank to flank wall to be removed. B&H to cost.

Copings to flank wall to be replaced. Redundant soil pipe to be removed.
Soil pipe currently runs to neighboring roof and runs through parapet. Opening to be blocked up after removal.
Soil pipe is directed through parapet cornice. Lead to cornice in good condition. Opening to be reused for rain water pipe as specified.
Parapet gutter to be relined in asphalt. Asphalt costs high due to equipment hire and high level working. CVA to request cost for lining in lead.
Dormers in poor condition on close inspection. Lead work to dormers to be re-designed to prevent water damage after refurbishment works. Drip detail and front flashings required. CVA to discuss with lead subcontractor.
